Every project brings its own cadence, shaped by coordination, craftsmanship, and adaptability. For the Leaside home, construction unfolded as a smooth, well-coordinated process, guided by clear communication and a shared commitment to quality.
A Smooth and Collaborative Build
From the start, collaboration between the project architect, site supervisor, and contractors kept the project running efficiently. Even when delays arose, such as when the window supplier affected the sequencing of airtightness testing, membranes, and the building envelope, the team responded quickly by maintaining progress through regular dialogue and teamwork. Weekly communication and on-site meetings with subcontractors ensured everyone remained aligned as construction progressed, guiding the schedule back on track.
Adapting Along the Way
While there were no major site-driven changes, a few small adjustments were made to reflect the team’s attention to detail. For example, FERO brackets for the brick cladding were shimmed to accommodate tight site conditions, ensuring proper alignment and finish quality.

Client-Driven Enhancements
Several thoughtful design refinements introduced by the clients were seamlessly integrated during construction. Additions such as lofts in the children’s bedrooms, a wider bay window opening, and a waterproof topping in the garage were developed collaboratively with the engineers, interior designer, and contractors – each balancing technical precision with design intent.

Lessons Learned
Two key lessons stood out. Establishing a clear, collaborative process for addressing discrepancies between drawings and site conditions proved invaluable, as did the use of 3D diagrams and visual aids. These tools, particularly for foundation and stair assemblies, allow contractors to visualize complex details more effectively and execute with confidence.
