With the design vision finalized (see Chapter 2), we set the approvals process in motion. For this project, it involved preparing detailed drawings and documents for submission to the City of Toronto in order to obtain the required permits. We advanced to the “Construction Drawings” phase while awaiting approval.

 

During this phase, the permit drawings were developed in further detail to form what is known as the “construction documents.” Consecutively, these drawings were issued to the contractor to carry out the construction work. A building like this one typically requires the expertise of multiple consultants, so coordination is key. We prepared comprehensive construction documents—including detailed architectural drawings and specifications—in coordination with the contractor, engineers, building science consultants, and interior designers. Every detail was calibrated to support the client’s goals for a home that is durable, comfortable, cost-efficient, and low maintenance.

 

The permitting process went smoothly, supported by a thorough site impact study and successful minor variance applications.

 

As expected, this phase brought its share of problem-solving moments. One exciting challenge was designing a unique feature staircase—an element we’ll explore further in a chapter to come. Another notable solution came to light as we worked through the structural detailing: After assessing cladding options for cost, labour, and durability, we collaborated with the engineers, contractor, and supplier to develop a bracket system to support the brick cladding. As a result, this eliminated the need for concrete-bearing supports, reduced embodied carbon, and streamlined construction.

 

Thanks to early collaboration with the contractor, we were able to align with the client’s budget, which proved invaluable during the later phases of the project. This made room for a defining feature: a sculptural, curved staircase developed with Gillian Gillies Design. Stay tuned for more insight on this design feature, in an upcoming chapter.
